Mobilisation and onboarding

A structured mobilisation plan for new mandates and acquisitions. We cleanse and migrate data, audit every tenancy and lease, set a compliance baseline and transfer suppliers, so service continues without interruption from day one.

Void property management

We take on large numbers of void units, often spread across several regions, and get them let for maximum value. Every void is inspected, scoped and costed quickly, refurbished to a lettable standard through a planned works programme and marketed at the right rent. Void loss is tracked daily and reported weekly.

Lettings and rent optimisation

Market-led pricing based on comparable evidence and estimated rental value (ERV), professional marketing, thorough referencing and Right to Rent checks. The aim is the best achievable rent and sustained occupancy, not simply a quick let.

Income and arrears management

Rent collection, arrears recovery and service charge management, with clear reporting on collection rates, arrears, bad debt and gross-to-net performance.

Compliance and building safety

Full statutory compliance across gas, electrical, fire, water, asbestos and lifts, together with damp and mould management, Energy Performance Certificates (EPCs) and Minimum Energy Efficiency Standards (MEES), property licensing and the Renters’ Rights Act. Compliance is tracked live and reported by exception.

Planned and responsive maintenance

Repairs logged and tracked through Fixflo, a planned preventative maintenance (PPM) programme and lifecycle planning that protects asset value while controlling operating expenditure (OPEX) and capital expenditure (CAPEX).

Asset strategy and capital planning

Asset-level hold, improve or sell analysis, stock condition surveys, prioritised CAPEX programmes and energy-efficiency upgrades that support yield, valuation and ESG targets.

Investor reporting and data

Monthly and quarterly reporting packs covering NOI, occupancy, void loss, rent achieved against ERV, arrears, compliance, customer satisfaction and ESG metrics, in formats that support fund reporting and industry benchmarking.

Client money and financial controls

Ring-fenced client accounts, monthly reconciliations, budget and variance reporting and service charge accounting, backed by segregation of duties and a full audit trail.

Governance and risk

Agreed SLAs and KPIs, regular performance reviews with the owner, a live risk register and full alignment with anti-money laundering (AML), know your customer (KYC) and UK GDPR requirements.

Turning large void portfolios into income

  1. Rapid assessment. Every unit is inspected and scoped soon after handover, with a costed schedule of works.
  2. Prioritise for value. Units are ranked by rental upside, cost and time to let, so capital goes where it delivers the strongest return.
  3. Refurbish at scale. Approved contractors deliver works in planned batches, with quality checks before each unit is signed off.
  4. Price and market. Rents are set against local evidence and ERV, and marketing starts before works complete so units let as soon as they are ready.
  5. Let and sustain. Thorough referencing, a smooth move-in and active tenancy management protect income and keep future voids to a minimum.
