Affordable Housing

Good quality, low-cost homes

Affordable homes are owned by housing associations, councils and investors. MYSHON manages them on the owner’s behalf under a management agreement. We look after the homes and the tenancies day to day, while the owner keeps ownership and its regulatory responsibilities.

As the UK’s leading and most trusted specialist housing management company, we look after 000’s of properties across the country, and affordable homes sit alongside the supported and private rented homes we manage.

Who we work with

Housing associations that have taken on Section 106 homes, or small groups of homes a long way from their own offices.

Investors and funds that own affordable rent portfolios, often alongside a registered provider, and need a managing agent on the ground.

Councils with homes that fall outside their usual housing management arrangements.

What we do

Lettings and nominations

We let homes through the council’s nominations agreement or the owner’s allocations policy, carry out pre-tenancy checks and sign up new tenants.

Rent and service charges

We collect rent, agree payment plans when arrears build up and give the owner a clear income figure each month.

Section 106 handovers

When a developer hands over new homes, we inspect them, log snags and move the first tenants in.

Voids

Empty homes are inspected, repaired and relet quickly to keep rent loss down.

Repairs and maintenance

Repairs are logged and tracked in Fixflo. Reports of damp and mould are inspected within the timescales set by Awaab’s Law.

Building safety and compliance

Gas, electrical, fire, water and asbestos checks are booked, recorded and chased until they are done.

Stock condition and planned works

We survey homes against the Decent Homes Standard and plan the work that follows.

Complaints and tenant feedback

Complaints are handled in line with the Housing Ombudsman’s Complaint Handling Code. We also collect the information owners need for their Tenant Satisfaction Measures.

24/7 help desk

Tenants can reach us at any time of day or night if something goes wrong.

Where the regulator wants evidence

Since April 2024 the Regulator of Social Housing has inspected landlords against its consumer standards, and the new Competence and Conduct Standard adds requirements for the people who manage homes. Those duties stay with the owner. Our job is to make sure the evidence is there. Every inspection, repair, complaint and safety certificate we handle is recorded, and owners can see it whenever their board, auditor or the regulator asks.

Reporting to owners

Owners get a monthly report on rent collected, arrears, voids, repairs, compliance and complaints. Larger portfolios can have the same figures as a dashboard. If an owner wants a wider look at how the homes are performing as an investment, our Portfolio Management team can help.

Taking on a portfolio

When we take over homes from another agent, or straight from a developer, the first few months follow a set order. We collect tenancy and rent records from the previous manager, check every compliance certificate and fill any gaps, write to each tenant to introduce ourselves, and agree with the owner what they want to see in their reports.
