Portfolio Management
As the UK’s leading and most trusted specialist housing management company, MYSHON manages large-scale residential portfolios on behalf of listed and private companies, real estate investment trusts (REITs), fund and asset managers, family offices and large portfolio landlords. We act as an extension of the owner’s asset management team, protecting capital value, growing net operating income (NOI) and reducing operational risk across every asset.
Our mandates range from regional portfolios to national holdings of several thousand units across the private rented sector (PRS), single-family rental (SFR), build-to-rent (BTR), affordable and supported housing. Every mandate runs on agreed service level agreements (SLAs) and key performance indicators (KPIs), with transparent, investor-grade reporting from day one.
Board-ready reporting, strong governance and reliable environmental, social and governance (ESG) data to support annual reports, investor updates and sustainability disclosures.
Operational delivery aligned to the fund’s business plan, hold period and target internal rate of return (IRR), from acquisition and mobilisation through to stabilisation and exit.
A discreet, single point of accountability for long-term wealth held in residential property, with the focus on capital preservation, stable income and careful stewardship of each asset.
Scalable management for growing portfolios, including lease-based and regulated affordable housing held by For-Profit Registered Providers (FPRPs) and their investors.
A structured mobilisation plan for new mandates and acquisitions. We cleanse and migrate data, audit every tenancy and lease, set a compliance baseline and transfer suppliers, so service continues without interruption from day one.
We take on large numbers of void units, often spread across several regions, and get them let for maximum value. Every void is inspected, scoped and costed quickly, refurbished to a lettable standard through a planned works programme and marketed at the right rent. Void loss is tracked daily and reported weekly.
Market-led pricing based on comparable evidence and estimated rental value (ERV), professional marketing, thorough referencing and Right to Rent checks. The aim is the best achievable rent and sustained occupancy, not simply a quick let.
Rent collection, arrears recovery and service charge management, with clear reporting on collection rates, arrears, bad debt and gross-to-net performance.
Full statutory compliance across gas, electrical, fire, water, asbestos and lifts, together with damp and mould management, Energy Performance Certificates (EPCs) and Minimum Energy Efficiency Standards (MEES), property licensing and the Renters’ Rights Act. Compliance is tracked live and reported by exception.
Repairs logged and tracked through Fixflo, a planned preventative maintenance (PPM) programme and lifecycle planning that protects asset value while controlling operating expenditure (OPEX) and capital expenditure (CAPEX).
Asset-level hold, improve or sell analysis, stock condition surveys, prioritised CAPEX programmes and energy-efficiency upgrades that support yield, valuation and ESG targets.
Monthly and quarterly reporting packs covering NOI, occupancy, void loss, rent achieved against ERV, arrears, compliance, customer satisfaction and ESG metrics, in formats that support fund reporting and industry benchmarking.
Ring-fenced client accounts, monthly reconciliations, budget and variance reporting and service charge accounting, backed by segregation of duties and a full audit trail.
Agreed SLAs and KPIs, regular performance reviews with the owner, a live risk register and full alignment with anti-money laundering (AML), know your customer (KYC) and UK GDPR requirements.
Housing teams on the ground across the country, backed by central finance, compliance and data functions, so large portfolios are managed consistently wherever the assets are.
As the UK’s leading and most trusted specialist housing management company, we understand regulated and supported tenures as well as open-market lettings, so mixed-tenure portfolios can be managed under one roof.
Fixflo for repairs and Pyramid G2 for tenancy and case records give owners accurate, real-time information on every asset.
We focus on the measures that drive value: occupancy, rent achieved, income collection, cost control and capital value.
